Location
Sunderland Woods is located in Colchester, Vermont, off U.S. Route 7, just one mile north of I-89 Exit 16. Sunderland Woods is less than ten minutes from downtown Burlington, the University of Vermont, and the Medical Center. It is also 10 minutes from St. Michael’s College. It is within close proximity to Water Tower Hill, Essex Junction, Williston and other employment centers. A major grocery store is within minutes, as well as Malletts Bay recreational area on Lake Champlain. The agricultural areas of Colchester, also just minutes away, lend the area a rural charm even though population centers are nearby. Our development is truly a gem, hidden from view, allowing us to enjoy both the activity of downtown as well as the peacefulness of the lake and the undeveloped areas of Colchester.
Site
The approximately 105 acre site is predominately woodlands, affording privacy for each home. The trees provide incredible colors in the fall, and welcome shade in the spring and summer. All utility services are underground in order to enhance the scenic beauty. Sunderland Woods has been designed to accommodate 99 housing units: 75 single family homes and 24 townhouses. Recreation
A swimming pool, two tennis courts and a play field containing a play structure are available for the use and enjoyment of the residents and their guests. Areas are available nearby for cross country skiing, jogging, and community gardens. Approximately 53 acres of land are owned by the non-profit Sunderland Woods Homeowners Association, Inc.
Schools
Town of Colchester school bus service is provided to all schools. The High School and Middle School are only about 3 miles away.
Annual Dues
There is an annual fee which covers the maintenance of the recreational facilities and open space land, insurance coverage for those facilities, special events and other organizational expenses as required. A Board of Directors is responsible for the administration of the homeowners organization. A yearly meeting is held in March to approve dues for the upcoming year. All homeowners are bound by the bylaws and covenants which protect the neighborhood as a whole.
